What do Dutch nationals need to know about buying property in Spain?

The Netherlands is one of the top source countries for property buyers on the Costa Blanca, and the process is well-established for Dutch nationals.

You will need a NIE number (Número de Identificación de Extranjero) — apply at the Spanish consulate in The Hague or Amsterdam, or directly in Spain.

Open a Spanish bank account with your passport, NIE, and proof of Dutch address.

Critically, hire an independent Spanish lawyer (abogado) — the Dutch notary system is very different from Spain's, where the notary primarily witnesses the deed but does not protect your interests.

Your lawyer handles property checks, contract review, and ensures no hidden debts or planning issues.

The purchase costs are approximately 12-14% for resale (10% ITP in Valencia region) or 13-15% for new builds (10% IVA plus 1.5% stamp duty).

Additional costs include notary fees, land registry fees, and legal fees.

As a Dutch national, you must consider the Box 3 implications — your Spanish property forms part of your worldwide assets and may be subject to Dutch wealth tax (vermogensrendementsheffing).

The Netherlands-Spain double taxation treaty prevents you from being taxed twice on the same income, but structuring is important.

Annual Spanish obligations include IBI property tax, non-resident income tax (even when not renting), and community fees where applicable.

Mortgages are available from both Spanish and Dutch banks, typically offering 60-70% LTV for non-residents.
