Getting a mortgage in Spain involves several costs: 1) Valuation fee (tasación) — €300-€600, paid upfront to the bank's approved valuer. 2) Arrangement fee — some banks charge 0.5-1% of the loan amount, though many have reduced or eliminated this. 3) AJD stamp duty — since 2018, the bank pays AJD on mortgages, not the buyer. 4) Notary fees for the mortgage deed — also now paid by the bank. 5) Land Registry inscription of the mortgage — paid by the bank. 6) Gestoría fees — typically €300-€500 for processing. 7) Mortgage broker fee — if using a broker, typically 0.5-1% of the loan amount or a fixed fee. 8) Building insurance — required by the bank, covering at minimum the rebuild value. 9) Life insurance — some banks require or strongly incentivize life insurance as a condition for better rates.
