What happens on completion day when buying property in Spain?
Completion day in Spain centers around the notary appointment.
Before the appointment, your lawyer ensures all documents are in order and the banker's draft is prepared for the remaining balance.
At the notary: the escritura is read aloud, both parties verify the details, the banker's draft is handed to the seller, both parties sign the deed, and the notary authenticates everything.
After signing, the notary electronically registers the deed with the Land Registry.
You receive the keys and a copia simple of the deed.
Your lawyer then handles: paying the transfer tax (ITP) or VAT, setting up direct debits for utilities and IBI, changing utility contracts to your name, and ensuring the property is properly registered.
The original primera copia of the deed is ready from the notary in 2-4 weeks.
Your lawyer should also set up your standing orders for community fees and ensure the catastral records are updated.
