What happens at the notary when buying property in Spain?

The notary appointment is the culmination of your Spanish property purchase.

At the notary's office, the escritura pública (public deed) is read aloud and signed by both buyer and seller or their legal representatives.

The notary verifies identities, checks the property is free of debts and charges via the Land Registry, confirms all taxes are current, and ensures the transaction complies with Spanish law.

A banker's draft for the purchase price is presented.

The notary collects the title deed tax.

After signing, the deed is sent electronically to the Land Registry for inscription.

You receive a simple copy immediately, while the original deed takes 2-4 weeks.
