Do I need a power of attorney to buy property in Spain?

A power of attorney (poder notarial) allows someone to act on your behalf during the property buying process in Spain.

While not strictly required if you can attend all appointments in person, it is highly recommended and commonly used by international buyers.

A POA enables your lawyer to obtain your NIE, open a bank account, sign contracts, pay deposits, handle utilities, and even sign the escritura at the notary on your behalf.

This means you don't need to travel to Spain multiple times during the purchase process.

The POA must be notarized — either at a Spanish notary if you're in Spain, or at a Spanish consulate in your home country.

If done abroad, it typically needs an apostille and certified translation.

There are two types: a general POA (broad powers) and a specific POA (limited to particular transactions).

For property purchases, a specific POA detailing the exact property and transaction is recommended for security.

The cost is typically €100-300.
