What happens after key handover in Spain?
After receiving your keys, several important steps remain: 1) Transfer utilities — electricity, water, and gas contracts need to be changed to your name.
Your lawyer or gestor can handle this. 2) Set up home insurance — building and contents insurance is essential. 3) Register with the community — inform the administrator you're the new owner and set up fee payments. 4) Set up IBI payments — arrange a direct debit for annual property tax. 5) Basura tax — register for annual rubbish collection tax at the town hall. 6) Install an alarm system if desired. 7) Register on the padrón — the municipal register, useful for healthcare access and residency. 8) Consider property management — if you won't live there full-time, a property management company can handle maintenance, key holding, cleaning, and rental management. 9) Furnishing — if buying unfurnished, plan your furniture and appliance purchases.
