Should I get a property survey before buying in Spain?
While property surveys are not mandatory in Spain, we strongly recommend getting one, especially for resale properties and older homes.
A structural survey (informe técnico) by a qualified architect or surveyor can identify hidden problems that could be expensive to fix: structural defects, damp or water damage, roofing issues, electrical and plumbing problems, subsidence, illegal extensions or modifications, and asbestos in older buildings.
The cost ranges from €300-€800 depending on property size.
For new-build properties, an independent snagging inspection before handover is recommended.
This identifies defects that the developer is obligated to fix under the warranty period.
Spanish construction warranties cover structural defects for 10 years, habitability issues for 3 years, and finishing defects for 1 year.
